Oh, and all the wood that touches the floor in the basement needs to be replaced; it was unsealed/untreated. There's some wood rot. And the dry wall may need to be replaced. And THEN comes trying to figure out WHY the water seepage.

I'm glad you didn't ask the judge to issue an order for her arrest for failure to appear.
